What a Malibu Roof Is Up Against
Malibu is one city, but the roofs in it live very different lives. A house on the sand at Carbon Beach, a ranch home in Malibu Park and a hillside place above Big Rock all ask different things of the metal on top. These are the four we plan around.
Salt Air
Spray and marine mist settle on every surface near the water and stay where rain does not rinse them. Metal choice, fasteners and finish all follow from how close the house sits to the surf.
Coastal metal roofingEmbers
Malibu has been through Woolsey in 2018, Franklin in 2024 and the Palisades Fire in 2025. A noncombustible roof helps, but the rating belongs to the whole assembly and the edges are where embers get in.
Fire-resistant metal roofingSun and Swing
Cool fog in the morning and full sun by early afternoon means a metal panel grows and shrinks every day. Standing seam is held by clips that let it move, so the roof does not work itself loose.
Standing seam metal roofsAccess and Permits
PCH traffic, narrow canyon roads, gated communities and the coastal zone all shape how a job is staged and permitted. Planning for that is part of the work, not an afterthought.

Why Standing Seam Suits a Malibu House
Standing seam is a roof of long, flat panels joined at raised seams, with the fasteners hidden under the seam instead of driven through the face. From the road or from the deck above, it reads as clean, straight lines. That simplicity is why it sits well on a modern beach house, a board-and-batten farmhouse in Malibu West, or a low ranch home off Point Dume, where a busy roof would fight the architecture.
It is also a practical roof. Long panels mean very few joints for water to cross. The finish is baked on at the factory and comes in quiet grays, bronzes and whites that suit the coast. And because the panels are formed to the length of each run, the roof is shaped around your house rather than around a stock sheet size.
Standing seam is our specialty, and it is the focus of this site. We also install other metal profiles, including corrugated metal and metal roofing that imitates shake, tile or slate, and you can see those on our main site. We work on homes, not commercial buildings.
Process
How a Reroof With Us Runs
The order matters more than the speed. Here is what happens, start to finish.
- 01
Visit and Measure
We look at the roof, the attic where we can, and the edges: valleys, walls, skylights, chimneys and vents.
- 02
Written Scope
You get the panel, metal, finish, underlayment and flashing details in writing, so you know exactly which roof you are buying.
- 03
Permit
We pull the building permit with the City of Malibu and flag early if your project raises a coastal permit question.
- 04
Tear-Off and Deck
The old roof comes off to the deck. Anything soft or damaged is shown to you and repaired before anything new goes down.
- 05
Panels and Finish
Underlayment, flashings formed to the house, then panels from our Van Nuys shop, seamed and capped, and the site cleaned.
Before you decide
Three Things Worth Knowing Before You Reroof
- 1
The Rating Is the Assembly
A metal panel does not burn, but a Class A fire rating is earned by the tested combination of panel, underlayment and deck. Ask which listed assembly you are getting.
- 2
Distance to the Water Changes the Metal
Close to the surf, many coated steel warranties carry coastal limits. Aluminum, stainless hardware and the right finish are often the better call there. Read the coastal clause.
- 3
Overlays Hide Problems
Laying new metal over an old roof saves a day and buries the deck. We tear off, so the wood under your roof is seen and sound before it is covered for decades.

Metal Roofing in Malibu: Common Questions
Something not covered here? Call the crew that builds the roof.
Call (424) 567-7960Is metal roofing a good choice in Malibu?
For many homes, yes. Standing seam is noncombustible, sheds rain over very few joints and can be specified for salt air. The details decide it: the metal, the fasteners, the underlayment and how the edges are built. Our page on standing seam metal roof in Malibu walks through each one.
Do you fabricate the panels yourselves?
Yes. Every panel is custom-fabricated in-house at our shop in Van Nuys and installed by our own crew. No subcontractors, ever. You can read more about who we are on the About page.
Will a metal roof stand up to the salt air on the beach?
It can, when it is chosen for it. Close to the water we look at aluminum panels, stainless hardware and a high-performance finish, and we read each manufacturer's coastal terms before recommending anything. See coastal metal roofing in Malibu for the full picture.
Is a metal roof fireproof?
No roof is fireproof. A properly built standing seam roof can be part of a Class A assembly, which is the highest fire rating for roof coverings, and it leaves embers very little to catch on. We explain what that rating really covers on our fire-resistant metal roofing in Malibu page.
Do you install new metal over my old roof?
No. We tear off to the deck, repair what we find, and then build the new roof. The steps are laid out on our page about metal roof replacement in Malibu.
How do I check that a roofer is licensed?
Look the license number up on the Contractors State License Board website and confirm the classification and status. Ours is CSLB #888710. Our guide to hiring a metal roofing contractor in Malibu lists the other questions worth asking.
